Please find attached the relevant map showing the Phase II of the project which is surrounded with a blue boarder. Kindly note the land area of Phase II is 600,000 m2 , while the Built Up Area – BUA amounts approximately to 1,800,000 m2. We are currently working on finalizing the Master Plan of Phase II. It will eventually consist of residential and office buildings, hotels, shopping malls, etc…
I believe, as conveyed to you during the visit, that the Chinese investors /and contractors can play a very important role in developing Phase II (also in developing our projects in Saudi Arabia, UAE and Egypt). Solidere and Beirut City Center
Solidere, The Lebanese Company for the Development and Reconstruction of Beirut Central District, was incorporated in Lebanon in 1994 as a joint-stock company. Beirut Central District [BCD) had been severely hit during the 1975-1990 war and its reconstruction represented a formidable challenge. Having undertaken from scratch this major venture in postwar reconstruction, inner city regeneration and waterfront development, Solidere has been successful in bringing life to the heart of the Lebanese capital and is turning it into the finest city center in the region.
The project, which covers 191 ha [472 acres) of land on the Eastern Mediterranean coast, including a 73-ha waterfront district reclaimed from the sea, with a development floor area of 4.69 million sq m [50.5 million sq ft.] has won international acclaim. Drawing on the site's assets, the market-oriented and flexible master plan is a carefully formulated, detailed, coordinated and phased action plan. A sustainable, mixed-use, 24-hour active, elegant central area has emerged as a result of quality urban planning, state-of-the-art infrastructure, public domain, preserved heritage, integrated archeology, restoration and real estate development.
Having rebuilt infrastructure and reconstituted public domain in the existing city center, and delivered both to the State of Lebanon, Solidere has an established track record in the management and implementation of complex infrastructure, civil engineering and urban design projects.
Heavy engineering investment in sea defense, marina construction, environmental cleanup and sea reclamation have prepared for the development of the waterfront district. The innovative sea defense system protecting the new district can withstand centennial storms and provides harbor enclosures for two marinas, one of which is already quite active. The engineering challenge has been to execute all these works at depths of 25 meters. The unique caisson structure, limited in height to 5.5 m above sea level to preserve sea views from deep within the city's historic core, results in a three-level sea promenade. Forming an uninterrupted 3.5-km extension of the Beirut shoreline, the new corniche promenades, marinas and harbor quaysides will provide more than four times the amount of seafront public space currently available in the entire city corniche system.
As land developer, Solidere controls the pace, components and quality of development. It outsources construction to focus on its core competencies: managing real estate development projects, marketing its land inventory and marketing and servicing its rented properties. It also provides management and operational services to public utilities, infrastructure, marinas, car parks and open landscaped areas.
Solidere's core team draws on expertise within its divisional structure that includes: finance, tendering, procurement and contracting, management information systems, corporate reporting, human resources, legal, sales and marketing, investor relations, communications and events organization.
Solidere recently expanded the scope of its activities beyond Beirut city center, to cover several urban and waterfront projects in the MENA region and Europe. The company draws on its professional staff force of over 200 specialists in all the required fields, from various parts of the world.
Solidere also uses an extensive specialist consultant network, including architectural, urban design, urban planning, civil engineering, infrastructure engineering, traffic planning and management, property marketing and valuation, environmental landscaping and financial services.
Financial Strength
Solidere has succeeded since inception in attracting over US$6 billion for investment in various development projects, excluding cash equity funds of US$1 billion initially subscribed to capitalize the company. Its total capital currently stands at US$1.65 billion, with a market capitalization of US$2.6 billion. The Solidere shares are traded on the Beirut Stock Exchange and global depository receipts currently representing approximately 8.5% of the share capital are listed on the London Stock Exchange.
Due to the quality of its real estate developments, Solidere has been able to mobilize regional and international investors in spite of political and economic climates which at times were not always favorable to the company, and to achieve the highest building rights sale prices in the region.
